This part of the west side is still moving fast
Redfin reported that U.S. homebuyers dropped to 928,892 in September, the lowest count in records going back to 2013. That is a real national story. But it is not the story in the ZIP codes that cover Greece, Hilton, Spencerport, and Brockport. The Real Estate Data Aggregator counted homes here for the three months ending August 31, 2026, and the numbers look very different from the national picture.
The one fact that changes everything for a seller here: inventory is almost gone. In ZIP 14612, the Real Estate Data Aggregator counted just 0.5 months of supply. That is half a month. When supply is that low, buyers compete, and most homes sell for more than the asking price.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest September share since 2018. Here, price cuts are not the story. In ZIP 14612, the Real Estate Data Aggregator counted 86.7% of homes selling above list price, up 6.9 points from the same period in 2025. Sellers in this part of Greece are not cutting. They are collecting offers above asking.
The other ZIP codes in this market
ZIP 14612 is the tightest, but it is not alone. The Real Estate Data Aggregator shows supply under one month across most of this market. Here is how each ZIP code stacked up for the three months ending August 31, 2026.
ZIP 14615, also in Greece, had 89.5% of homes sell above list price. That is the highest share in this market. The Real Estate Data Aggregator put its median sale price at $200,000, which is the most affordable entry point here. More homes sold in 14615 than a year ago, up 21.3%, even as new listings fell 10%. Buyers are finding fewer choices and competing hard for what comes up.
ZIP 14616, another Greece ZIP, had the highest average sale to list ratio in this market. The Real Estate Data Aggregator put it at 123.6%, up 1.8 points from a year ago. The median sale price was $230,000, up 6.5%. Homes sold in 8 days at the median. That is fast. The number of homes sold did dip 10.7% from 2025, which likely reflects fewer homes available to buy, not less demand.
ZIP 14626, in Greece near the Monroe and Orleans county line, saw the biggest jump in new listings in this market, up 29% from 2025. The Real Estate Data Aggregator counted 138 new listings and 31 homes for sale, the most active supply picture in this group. Even so, 87.4% of homes sold above list price and the median sale price was $302,500, up 4.3%. More supply came to market and buyers absorbed it.
Spencerport, Brockport, and Hilton
ZIP 14559, which covers Spencerport, had the highest median sale price in this market. The Real Estate Data Aggregator put it at $375,000, up 20% from the same period in 2025. Fewer homes sold, down 11.3%, and pending sales dropped 30.5%. That said, 74.5% of homes still sold above list price and the median days on market was 9. This ZIP moved a little slower than Greece, but sellers still came out ahead of asking.
ZIP 14420, which covers Brockport, had only 0.7 months of supply. The Real Estate Data Aggregator counted 12 homes for sale, down 29.4% from 2025. Homes sold in a median of 13 days, a little longer than Greece, and 83.6% sold above list. The median sale price was $290,000, down a small 2.5% from 2025. Sales volume rose 19.6%. Buyers are finding Brockport and competing for it.
ZIP 14468, which covers much of the Hilton school district area, had the most supply of any ZIP here at 1.6 months. The Real Estate Data Aggregator also showed the median sale price down 18.7% to $305,000. That said, 79.3% of homes sold above list price, up 7 points from 2025, and sales volume rose 12.8%. The price dip may reflect a different mix of homes selling, not a market pulling back.
How this market compares with the national picture
Redfin reported that sellers outnumber buyers by 62.6% nationally in September. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July. Realtor.com counted 1.16 million active listings nationally, growing 5.5% year over year, still 9.1% below pre-pandemic norms. Nationally, more supply and slower demand are giving buyers a little more room.
That is not what the Real Estate Data Aggregator shows here. In ZIP 14612, supply fell 0.2 months from a year ago, not rose. In ZIP 14420, supply fell 0.4 months. In ZIP 14606, supply fell 0.9 months. The national trend toward more inventory is not showing up the same way in these towns. Buyers here are still competing, and sellers are still collecting above-asking offers.
| 14612 | 14615 | 14616 | 14626 | |

What this means if you are buying
In most of these ZIP codes, the median home went under contract in 8 to 13 days. In ZIP 14615 and ZIP 14616, the Real Estate Data Aggregator shows 78.9% and 77.9% of homes went under contract within two weeks of listing. If you are buying, you need to be ready to move. Waiting a week to think about it usually means the home is gone.
Fannie Mae forecast a 30-year fixed mortgage rate of 7.5% for all of 2027, according to CNBC. That is the rate environment buyers are planning around. It makes price important. Overpaying in a competitive offer is still a real risk, and knowing what a home is actually worth before you write a number matters.
What this means if you are selling
The numbers are on your side in most of these ZIP codes. But pricing still matters. The Real Estate Data Aggregator shows that in ZIP 14559, the share of homes going under contract within two weeks dropped 8 points from 2025. In ZIP 14626, that share dropped 9.5 points. More homes are taking a little longer than they did a year ago, even if they still sell above list. Price it right and you get the competition. Price it too high and you lose the window.
- The national slowdown is real.
- Redfin put U.S.
- buyers at a record low in September.
- But the Real Estate Data Aggregator shows that Greece, Brockport, Spencerport, and Hilton are running at under one month of supply in most ZIP codes, with most homes selling above asking.
- The national story and the local story are not the same story right now.
One more thing worth saying: these numbers cover whole ZIP codes. One street inside a ZIP code can read very differently from the ZIP code average. The mix of homes, the school district line, and the road a home sits on all shape what a buyer will pay. If you want to know what the numbers mean for your specific address, I am happy to look at it with you.
