This part of the market is still moving fast despite rates above 7%
CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. That is a real number, and it matters. But here is what else is real: the Real Estate Data Aggregator counted 365 homes sold and 376 pending sales across Brighton, Henrietta, Chili, and Rush in the three months ending August 31, 2026. Buyers did not disappear. They adjusted, and they kept going.
376 pending sales against only 86 homes for sale tells you one thing clearly. Demand is still outrunning supply by a wide margin. That is true across all four towns, not just one corner of the market.
Speed has not slowed down
The Real Estate Data Aggregator shows median days on market sitting at 7 to 9 days across every ZIP code in this market for the three months ending August 31, 2026. That is not a typo. Most homes that sold were under contract within a week to a week and a half of listing.
And it is not just speed. The Real Estate Data Aggregator shows that more than 7 in 10 homes in every ZIP went under contract within two weeks of listing. In some ZIPs, it was closer to 9 in 10.
Homes are selling over asking price, almost everywhere
High rates did not push buyers into low offers. The Real Estate Data Aggregator shows sale-to-list ratios well above 100% in every ZIP for the three months ending August 31, 2026. In some ZIPs, the average sale price was 20% or more above list.
| 14624 (Chili) | 14546 (Chili) | 14514 (N. Chili) | 14618 (Brighton) | |
|---|---|---|---|---|
| Avg sale-to-list | 122% | 120.6% | 120.7% | 111.7% |
| Sold above list | 92.9% | 88.2% | 100% | 79% |
In ZIP 14514, the Real Estate Data Aggregator counted 8 homes sold, and 100% of them closed above list price. Small sample, but a clear signal. In ZIP 14624, which covers much of Chili, 92.9% of 113 homes sold above list. That is a much larger sample and the same story.
Prices are up across the board
Every ZIP with a year-over-year comparison showed price growth in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. The gains range from 4.7% in Brighton's 14618 ZIP to 15.6% in Chili's 14428 ZIP. For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. This market is running ahead of that pace.
- 114543 (Rush)$459,125
- 214618 (Brighton)$445,000
- 314428 (Chili)$370,000
- 414610 (Brighton)$368,550
- 514514 (North Chili)$350,000
- 614546 (Chili)$313,901
- 714467 (Henrietta)$299,950
- 814624 (Chili)$283,500
Brighton's 14618 ZIP had a median sale price of $445,000, up 4.7% from the same three months in 2025. Brighton's 14610 ZIP came in at $368,550, up 9.7%. Henrietta's 14467 ZIP hit $299,950, up 11.3%. Chili's 14624 ZIP, the largest by volume with 113 homes sold, had a median of $283,500, up 9%. All of those figures come from the Real Estate Data Aggregator.
A small honest note: some signs are cooling slightly
Not every number moved in one direction. The Real Estate Data Aggregator shows the share of homes selling above list price slipped in several ZIPs compared with the same period in 2025. In Brighton's 14618 ZIP, it fell 6.2 points to 79%. In Brighton's 14610 ZIP, it fell 6.9 points to 77%. In Chili's 14428 ZIP, it fell 11 points to 81%.
That does not mean the market is softening. It means it is not accelerating at the same pace it was a year ago. Homes are still selling fast, still over asking, and still in short supply. The direction of the change is worth watching, not panicking over.
CNBC also reported that mortgage applications to purchase a home fell 2% for the week ending October 7, 2026. Nationally, Realtor.com noted mortgage rates topped 7% in September 2026. Those headwinds are real. But the local numbers from the Real Estate Data Aggregator show buyers in Brighton, Henrietta, Chili, and Rush are still active and still competing.
What this means if you own a home here
Supply is thin. The Real Estate Data Aggregator counted only 86 homes for sale across all eight ZIP codes combined. Months of supply ranged from 0.1 months in Chili's 14428 ZIP to 1.9 months in North Chili's 14514 ZIP. A balanced market is typically around 4 to 6 months. You are nowhere near that.
Serious buyers are out there, even at 7.49%. They are making offers above asking price, and they are moving fast. That matters if you are thinking about selling.
What this means if you are buying
Speed still matters here. With 70% to 90% of homes going under contract within two weeks, waiting to see how a home sits is rarely an option. Come prepared, know your number, and be ready to move.
- The Real Estate Data Aggregator counted 365 homes sold and 376 pending sales in Brighton, Henrietta, Chili, and Rush in the three months ending August 31, 2026. Median days on market was 7 to 9 days across every ZIP.
- Most homes sold above list.
- Prices are up year over year in every ZIP with a comparison.
- Rates are above 7%, per CNBC, but this market has not slowed down in any meaningful way.
One last thing worth saying: these are ZIP-code numbers, and a ZIP covers a lot of ground. One street, one school district line, or one side of a road can read very differently from the overall ZIP. If you want to know what your specific home or block looks like, that is a different conversation, and I am happy to have it.
