This market is still moving fast, even with higher mortgage rates

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, that has slowed things down. Here, it has not stopped deals from closing.

Those 297 pending sales tell you something important. Buyers are still writing offers. The pipeline is full, even with rates where they are.

What the national picture looks like

Redfin reported that the weekly average mortgage rate hit 7.4% on October 8, a three-year high. Redfin also reported that the typical homebuyer's monthly payment reached $2,777, the highest on record except for the previous week. That is a real pressure point for buyers everywhere.

Nationally, Redfin estimated about 928,892 homebuyers in September, the lowest level since 2013. Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. This market is not the national market.

How each ZIP code is reading right now

Speed: how fast are homes going under contract?

The Real Estate Data Aggregator tracks how many homes went under contract within two weeks of listing. In most of these ZIP codes, that share is well above half.

Supply is tight almost everywhere

The Real Estate Data Aggregator counted just 132 homes for sale across all ZIP codes combined. That is a thin supply. When supply is low and buyers keep showing up, prices tend to hold.

ZIP 14511 is the one exception, at 6.1 months of supply. That ZIP also had only 1 home sold in the period, so read those numbers carefully. Small sample sizes can swing the math.

Prices are still rising in most ZIP codes

The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Several ZIP codes here are running well ahead of that pace.

The Real Estate Data Aggregator shows ZIP 14512 up 28.7% in median sale price year over year. ZIP 14487 is up 24.8%. ZIP 14424 is up 14.8%. ZIP 14513 is up 8.4% and ZIP 14471 is up 5.4%. ZIP 14522 dipped 2.8%, and ZIP 14551 held flat. Not every ZIP moved the same direction.

Sellers are still getting over asking price

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September. Here, most sellers are doing the opposite.

ZIP 14522 had 93.3% of homes sell above list price, with an average sale price of 124.1% of list. That is a striking number. It also had only 30 sales, so one street can move that figure a lot.

What this means if you are thinking about selling

Supply is low, buyers are still active, and most homes are selling above list price. The Real Estate Data Aggregator counted 297 pending sales, which means the market has not stalled.

That said, not every ZIP is identical. ZIP 14471 saw pending sales drop 41.7% year over year. ZIP 14513 saw homes sold drop 32.6%. Higher rates are having some effect. Pricing your home right still matters.

What this means if you are thinking about buying

Rates above 7% are real. Redfin reported the typical monthly payment hit $2,777, a record. But waiting for rates to drop has not paid off for most buyers here. Prices in most ZIP codes are higher than they were a year ago.

The Real Estate Data Aggregator shows median days on market between 8 and 15 days in most ZIP codes. Homes are not sitting. If you find one you want, the window to decide is short.

In short
  1. Rates are above 7% and that is a real cost.
  2. But the Real Estate Data Aggregator counted 254 homes sold and 297 pending sales here in the three months ending August 31, 2026. Supply is thin, most homes are selling above list price, and prices are up in most ZIP codes.
  3. This market is not the national market.

One more thing: these numbers are by ZIP code. One street can read very differently from the ZIP code around it. If you want to know what is happening on your block, the ZIP code average is just the starting point.
