One part of Livingston County is still moving much faster than the national market

Real estate, Livingston County:

Nationally, things are loosening up. Realtor.com reported that active listings topped 1.16 million homes in September, and 20.8% of sellers cut their asking price. That is the highest share of price cuts since October 2022. But one ZIP code in Livingston County looks nothing like that picture.

In ZIP 14423, the Real Estate Data Aggregator counted just 1 home for sale during the three months ending July 31, 2026. That works out to 0.3 months of supply. Nationally, inventory is growing. Here, it nearly disappeared.

When supply is that tight, buyers compete hard. The Real Estate Data Aggregator found that 80% of homes sold above list price in ZIP 14423. The average sale came in at 113.5% of the asking price. That is not a small overage.

Speed matters here too. The Real Estate Data Aggregator counted a median of 9 days on market in ZIP 14423. And 80% of homes went under contract within two weeks of listing. Homes are not sitting.

Prices moved up sharply in ZIP 14423

The Real Estate Data Aggregator put the median sale price in ZIP 14423 at $279,000 for the three months ending July 31, 2026. That is up 24.3% from the same three months in 2025. The number of homes sold stayed the same year over year, at 10. But fewer new listings came to market. The Real Estate Data Aggregator counted 8 new listings, down 11.1% from a year before.

How other Livingston County ZIPs compared

ZIP 14423 is the tightest part of the county, but it is not alone in moving fast. Here is how the Real Estate Data Aggregator measured each ZIP for the three months ending July 31, 2026.

ZIP 14485 had the highest share of above-list sales at 87.5%, and an average sale-to-list ratio of 122.8%, according to the Real Estate Data Aggregator. Only 2 homes were for sale there during the period, and the median was 10 days on market.

ZIP 14414 also moved fast. The Real Estate Data Aggregator counted 88.9% of homes going under contract within two weeks of listing. That was the highest two-week contract rate of any ZIP in this group.

ZIP 14454 is a different story. The Real Estate Data Aggregator counted 5 months of supply there, and only 62.5% of homes sold above list. That is still competitive by national standards, but it is a much softer picture than ZIP 14423.

The national backdrop

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That is slowing buyers in many parts of the country. Realtor.com also found that 20.8% of listings nationally had price cuts in September. That is the highest share since October 2022.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is solid growth, but it is a national average. Parts of ZIP 14423 saw prices move up 24.3% in the same window, according to the Real Estate Data Aggregator.

What this means if you are buying or selling

If you are selling in ZIP 14423, pricing still matters. Homes are going fast, and most are getting above list. But that does not mean any price works. The Real Estate Data Aggregator counted only 8 new listings in the three months ending July 31, 2026. Fewer homes coming to market means buyers are competing over a small pool.

If you are buying in ZIP 14423, expect competition. The data shows homes going under contract in 9 days on the median. Coming in with a strong offer, quickly, is not optional in this ZIP.

ZIP 14020 is a bigger market. The Real Estate Data Aggregator counted 47 homes sold there, with 82 new listings and 2 months of supply. Prices rose 9.2% year over year. It is still moving, but there is more room to look around than in ZIP 14423.

ZIP 14589 is worth watching. The Real Estate Data Aggregator found that the median sale price dipped 7.8% year over year, and months of supply rose 1.3 months. At the same time, 83.3% of homes sold above list. That combination, falling prices alongside above-list sales, can mean that what is selling is smaller or different from what sold last year. One street can read very differently from the ZIP as a whole.

In short
  1. ZIP 14423 in Livingston County has 0.3 months of supply, a 9-day median market time, and 80% of homes selling above list price, according to the Real Estate Data Aggregator for the three months ending July 31, 2026. That is a very different market from the national picture, where Realtor.com counted 1.16 million active listings and 20.8% of sellers cutting their price.
  2. Not every ZIP in Livingston County looks the same, and not every street in a ZIP looks the same either.
