More listings showed up in part of Greece, but buyers still moved fast
Nationally, Realtor.com counted 1.16 million active listings in September, and 20.8% of homes had a price cut. That sounds like buyers gaining ground. Here in Greece and the towns to the west and northwest, the story is different.
The Real Estate Data Aggregator tracked the three months ending July 31, 2026 across every ZIP code in this market. The short version: more listings showed up in one part of Greece, but buyers did not slow down.
The inventory jump that did not change much
ZIP 14626, the part of Greece near Ridge Road and the town's western edge, saw homes for sale rise 75% compared with the same three months of 2025, according to the Real Estate Data Aggregator. That is the biggest inventory jump in this market. But median days on market stayed at 8 days, unchanged from a year ago. And 90.6% of homes there still sold above list price, up 1.7 points from last year. More choice did not mean easier negotiating.
The median sale price in 14626 did dip 5.9% year over year to $282,200, per the Real Estate Data Aggregator. So prices were a little softer there. But with 76.2% of homes going under contract within two weeks, buyers were not taking their time.
How the other ZIP codes looked
Every part of this market stayed tight. Here is what the Real Estate Data Aggregator counted for the three months ending July 31, 2026.
| 14612 | 14615 | 14616 | 14626 | |
|---|---|---|---|---|
| Median sale price | $302,000 | $208,750 | $225,000 | $282,200 |
| Months of supply | 0.8 | 0.5 | 0.9 | 1.1 |
| Median days on market | 8 | 8 | 8 | 8 |
| Sold above list price | 85.1% | 89.3% | 90.5% | 90.6% |
ZIP 14615 had the tightest supply of all: just 0.5 months, down 0.4 months from a year ago. The Real Estate Data Aggregator counted 86% of homes there going under contract within two weeks, up 3.2 points year over year.
Hilton, Spencerport, and Brockport
West of Greece, the towns of Hilton, Spencerport, and Brockport each tell their own story.
The Hilton ZIP had the most months of supply in this market at 1.6, but that is still very low. The median price dipped 10.3% year over year to $314,012. More homes sold, and they sold a day faster. The Hilton school district serves this ZIP code.
Spencerport had the highest median sale price in this market at $369,900, up 12.1% year over year per the Real Estate Data Aggregator. Fewer homes sold and a slightly smaller share went above list, but supply tightened and prices moved up.
Brockport sold fewer homes than a year ago, and a slightly smaller share went above list. But prices still rose 6.9% and pending sales jumped 38.1%, per the Real Estate Data Aggregator. That pending number suggests demand stayed strong heading into the fall.
Hamlin and the lakeshore (ZIP 14464)
This is a smaller part of the market, with only 16 homes sold. But 87% went under contract within two weeks, the highest rate in this market, and the median price rose 20.9% year over year. Small sample, but buyers moved quickly.
What about the national picture?
Realtor.com reported that 20.8% of listings nationally had a price cut in September, the highest September share since 2018. That reflects a national market with more breathing room for buyers. This market did not follow that pattern. Every ZIP code here had months of supply well below 2, and most had 85% or more of homes selling above list.
CNBC reported the average 30-year fixed mortgage rate hit 7.30% as of September 30, 2026. That is a real cost for buyers. It may be part of why fewer homes sold in some of these ZIPs compared with a year ago. But the homes that did sell, sold fast and over asking.
A note on ZIP 14606
ZIP 14606 sits along the Greece and Gates border. The Real Estate Data Aggregator counted 75 homes sold there, with a median price of $222,000, up 30.6% from a year ago. That is a large year-over-year jump. It may reflect a shift in what sold, not just rising prices across the board. Days on market came in at 9, one day shorter than last year, and 80% of homes sold above list.
- Across Greece, Hilton, Spencerport, Brockport, and the surrounding towns, the three months ending July 31, 2026 looked like this: supply was low everywhere, homes sold in about a week, and most sold above asking.
- One part of Greece saw inventory jump 75%, but buyers there moved just as fast.
- The national trend of rising price cuts did not show up here.
One thing worth keeping in mind: a ZIP code covers a lot of ground. One street can read very differently from the ZIP code average. If you want to know what is happening on your block specifically, that is a different conversation.
