More listings showed up in one part of Rochester city neighborhoods
Here is the one thing worth knowing as of October 2, 2026. In ZIP 14618, the Real Estate Data Aggregator counted homes for sale up 61.1% compared with the same three months a year ago. Yet the median days on market stayed at 8 days. More choice for buyers, but still a fast market for sellers who price it right.
That stands out because the national picture looks different. Redfin reported that 21% of U.S. home sellers dropped their asking prices during the four weeks ending September 20, up from 19.8% a year earlier. Redfin also noted mortgage rates sitting above 7%, topping that level for the first time since January 2025 according to Realtor.com. ZIP 14618 moved the other way on inventory.
What the numbers show in ZIP 14618
The Real Estate Data Aggregator shows the median sale price in ZIP 14618 rose 6.3% year over year to $460,000 for the three months ending July 31, 2026. Prices went up even as more homes came to market. That tells you demand is still there.
Still, not everything points in one direction. The average sale price as a share of list price came in at 113.1%, down 3.2 points from a year ago, according to the Real Estate Data Aggregator. The share of homes that sold above list price was 75.9%, down 9.2 points. Homes are still selling over asking, but not by quite as much.
The Real Estate Data Aggregator counted 77.2% of homes in ZIP 14618 going under contract within two weeks of listing. That is down 2.6 points from a year ago. Most homes are still moving fast, but a small share are taking a little longer than they did last year.
How other ZIP codes compared
The story in ZIP 14618 is not the same everywhere in Rochester city neighborhoods. Each ZIP code has its own numbers for the three months ending July 31, 2026.
| 14609 | 14618 | 14620 | 14607 | |
|---|---|---|---|---|
| Median sale price | $220,000 | $460,000 | $270,000 | $412,500 |
| Median days on market | 9 | 8 | 8 | 10 |
| Sold above list price | 85.3% | 75.9% | 85.7% | 75% |
| New listings change | +8.2% | +7.2% | -25% | +27.8% |
ZIP 14609 saw the Real Estate Data Aggregator count 156 homes sold, up 5.4% from a year ago. The median sale price there was $220,000, up 2.3%. New listings rose 8.2%. Pending sales were up 14.2%. That ZIP code had real momentum on the buyer side.
ZIP 14620 is a different story. The Real Estate Data Aggregator counted 63 homes sold there, down 19.2%. The median sale price was $270,000, down 4.4%. New listings fell 25%. Homes still sold in a median of 8 days, and 85.7% sold above list price. Fewer homes came to market and fewer sold, but the ones that did sold quickly and over asking.
ZIP 14607 had new listings rise 27.8%, the biggest jump of any ZIP code here, according to the Real Estate Data Aggregator. The median sale price was $412,500, down 14.9%. Pending sales rose 31.3%. More supply and more activity, but prices pulled back.
ZIP 14608 had a median sale price of $145,000, down 14.7%, per the Real Estate Data Aggregator. Homes sold in a median of 15 days, the longest of any ZIP code in this group. The share of homes sold above list price was 56.5%, down 8.5 points. That ZIP code has more ground to cover before it matches the pace of the others.
ZIP 14611 showed some positive signs. The Real Estate Data Aggregator counted homes sold up 29.4% to 44, and the share going under contract within two weeks rose 11.4 points to 62.3%. New listings rose 14.8%. The median sale price was $140,900, up 0.6%.
ZIP 14619 had a median sale price of $191,000, down 3%, and homes sold fell 17.5%, per the Real Estate Data Aggregator. Even so, 83.3% of homes went under contract within two weeks. Supply dropped 38.5%. When fewer homes come to market, the ones that do still move quickly.
ZIP 14625 had only 4 homes for sale during the period, down 50% from a year ago, according to the Real Estate Data Aggregator. The median sale price was $387,500, up 5%. Months of supply sat at just 0.4 months. That is about as tight as it gets.
What this means if you own a home here
More listings in ZIP 14618 give buyers a little more to look at. But 8 days on market and 77.2% going under contract within two weeks show that buyers are still moving fast. If you are a seller, that is not a reason to overprice. It is a reason to price carefully and let the market do its job.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several ZIP codes here beat that pace. Others pulled back. Rochester city neighborhoods are not one market. Each ZIP code reads differently.
- ZIP 14618 added more listings and still sold homes in 8 days.
- ZIP 14620 and 14619 lost supply and kept selling fast.
- ZIP 14607 added listings and saw prices fall.
- ZIP 14608 is moving more slowly than the rest.
- One ZIP code is not the whole story, and one street inside a ZIP code can read differently still.
These numbers cover the three months ending July 31, 2026. The market can shift between then and now. If you want to know what is happening on your specific block, that is a different conversation than what the ZIP code shows.
