More listings are showing up, but this market is still moving fast

Here is the one thing that matters most right now. More homes are coming to market, but buyers are absorbing them almost as fast as they arrive. That means sellers are still in a strong spot, and buyers need to be ready to move.

These numbers cover the three months ending August 31, 2026, for Penfield, Webster and Irondequoit. Realtor.com reported that inventory across the Northeast rose 11.6% year over year. That sounds like a lot of breathing room. But the Real Estate Data Aggregator counted just 102 homes for sale across these three towns combined, up only 1% from the same period last year.

New listings and pending sales are rising at almost the same pace. That tells you supply and demand are running neck and neck. The broader Northeast story from Realtor.com does not quite match what the Real Estate Data Aggregator shows here. Locally, inventory barely budged.

Mortgage rates are adding pressure on both sides

Realtor.com reported that mortgage rates topped 7% in September 2026. The weekly average then climbed to 7.4% on October 8, according to data reported by a national real estate site. Higher rates slow some buyers down. But the pending sales number here tells a different story: buyers in these towns are still writing offers.

Nationally, the Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. That is a slower pace than this market has been seeing. Several ZIP codes here outpaced that number by a wide margin.

Each town tells its own story

Penfield (14526), Webster (14580) and Irondequoit (14617 and 14622) each have different price points, different school districts and different levels of competition. Lumping them together can hide what is really going on for your home.

A few things stand out. All four ZIP codes had a median of 8 days on market. That is fast. Homes in 14622 sold at 123.3% of list price on average, and 91.3% of them sold above list. In 14617, the median sale price dipped 1.8% year over year, a small step back, but homes there still sold at 118.4% of list.

Webster has more than one ZIP code, and more than one school district

Webster is not one market. ZIP 14580 covers a large part of Webster, but some Webster addresses fall in Penfield schools. The Real Estate Data Aggregator also covers 14568 and 14502 and 14519, which carry Webster and Marion and Ontario mailing addresses. Here is how those look.

ZIP 14568 had the biggest price jump, up 16.4% year over year according to the Real Estate Data Aggregator. But only 14 homes sold there in that period, so one or two sales can move the median a lot. ZIP 14519 had the slowest pace: 55.3% of homes went under contract within two weeks, down 19.1 points from a year ago. That is still more than half, but it is the softest reading in this group.

The over-list story is real, but not universal

Across most of these ZIP codes, homes are selling well over asking. That is not a fluke. It reflects how little supply there is. But the share of homes selling above list did tick down in most ZIPs compared to last year. Not by much, but it is worth noting.

Even the lowest reading, 76.9% in 14519, means roughly 3 in 4 homes sold above asking. That is not a buyer's market by any measure.

What this means if you are thinking about selling

Demand is holding. Pending sales across these towns rose 10.3% year over year, according to the Real Estate Data Aggregator. More buyers are writing offers than a year ago. Pricing still matters, though. Homes priced well are going fast. Homes priced too high are the ones that sit.

What this means if you are thinking about buying

You may see a few more choices than last year. New listings rose 10.1% across these towns. But with only 102 homes for sale and 566 pending sales, the math is still tight. Realtor.com reported that median list prices fell 3.8% year over year in the Northeast region. That has not fully shown up here yet. Most homes are still going over asking.

One more thing worth knowing: the National Association of Realtors reported that existing-home sales nationally reached 3.99 million units in September 2026, up 1.5% from the month before. Nationally, inventory rose to 1.60 million homes. Locally, the picture is much tighter than those national numbers suggest.

In short
  1. More listings are arriving in Penfield, Webster and Irondequoit, but buyers are keeping up.
  2. The Real Estate Data Aggregator counted 102 homes for sale, up just 1%, while pending sales rose 10.3%.
  3. Homes are selling in a median of 8 to 10 days and mostly over asking.
  4. The market is not identical across these three towns, and it is not identical street to street within them.

One street can read very differently from the ZIP code average. A home near one school district boundary can sell differently from one a block away in a different district. If you want to know what is happening on your specific street, that is what I look at.
