More listings are showing up, but this market is still moving fast

These numbers cover the three months ending July 31, 2026. That is what you are reading below.

Nationally, the picture looks like it is loosening up. Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. And mortgage rates climbed back above 7% for the first time since January 2025, according to Realtor.com.

That is the national story. The local story is different.

What the Real Estate Data Aggregator counted here

Across the ZIP codes in this market, the Real Estate Data Aggregator counted 345 new listings and 291 pending sales in the three months ending July 31, 2026. More listings showed up, and buyers absorbed nearly all of them. That is not a loose market.

Homes are still going fast

Speed tells you a lot. Look at how quickly homes went under contract in each ZIP code.

In ZIP 14522, the Real Estate Data Aggregator counted 82.4% of homes going under contract within two weeks. That is the strongest reading in this market. In ZIP 14471, it was 46.2%. Even that lower number means nearly half of all homes were gone in two weeks.

Sellers are still getting above list price

When buyers compete, they pay more than the asking price. That is still happening here.

ZIP 14522 stood out most. The Real Estate Data Aggregator put the average sale-to-list ratio there at 123.8%, with 88.9% of homes selling above asking price. ZIP 14424 was the softest of the group at 103.7%, still above list.

Supply is still very low

Months of supply tells you how long it would take to sell every home currently listed, at the current pace. Six months is considered balanced. Look at where these ZIP codes sit.

  10. 10145553.8 months

ZIP 14551 had just 0.5 months of supply. ZIP 14522 had 0.6 months. Even ZIP 14555, the highest here at 3.8 months, is still well below a balanced market.

Prices are up in most ZIP codes

Not every ZIP code saw prices rise, but most did. ZIP 14487 dipped 1.8% year over year, and ZIP 14470 was down 12.8%. Every other ZIP code with year-over-year data posted a gain.

ZIP 14512 led the group with a 25.1% year-over-year gain, reaching a median of $469,944 according to the Real Estate Data Aggregator. ZIP 14424 was up 12.7%, reaching $431,500.

What about the national picture?

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a real gain, but it is smaller than what most ZIP codes here posted. This market has been outpacing the national average.

Mortgage rates are worth keeping in mind. Realtor.com reported rates climbed back above 7% for the first time since January 2025. Higher rates slow some buyers down. So far, the Real Estate Data Aggregator data through July 31, 2026 does not show that slowing here, but it is something to watch.

In short
  1. Nationally, listings are up and price cuts are at a four-year high.
  2. Here, supply is still well below a balanced market, most homes are going under contract within two weeks, and sellers are averaging above list price in every ZIP code.
  3. More listings have shown up, but buyers are absorbing them.

One thing worth remembering: these are ZIP code averages. One street can read very differently from the ZIP code around it. A home's condition, price point, and exact location all matter. If you want to know where your specific home sits in this data, just reach out.
