Farmington has less room to negotiate this fall
Realtor.com reported that 21.6% of listings in the South region had price reductions in September 2026. That sounds like buyers are gaining ground. In Farmington, the numbers from the Real Estate Data Aggregator say something different. Supply is nearly gone, and most homes are gone in two weeks.
These numbers cover the three months ending August 31, 2026. That is the most recent full picture we have.
Farmington (ZIP 14425): barely any homes to choose from
The Real Estate Data Aggregator counted just 0.7 months of supply in ZIP 14425 for the three months ending August 31, 2026. That is down 1.1 months from the same period in 2025. When supply drops that low, buyers do not have much leverage.
The Real Estate Data Aggregator also counted only 11 homes for sale in ZIP 14425 during that period. That is down 42.1% from a year before. More buyers, fewer homes.
The Real Estate Data Aggregator found that 78.6% of Farmington homes went under contract within two weeks of listing. That share is up 6.7 points from a year before. And 72.9% of homes sold above list price. Sellers are still in a strong position here.
Victor (ZIP 14564): more sales, prices pulled back a little
Victor is a separate town with its own numbers. The Real Estate Data Aggregator counted 72 homes sold in ZIP 14564 for the three months ending August 31, 2026. That is up 80% from the same period in 2025. More homes changed hands, but the median sale price dipped.
The median sale price in ZIP 14564 was $500,000, down 15.6% from a year before. That is worth noting. But the Real Estate Data Aggregator also shows that 79.2% of homes sold above list price, up 11.7 points from last year. A lower median price alongside more homes selling over asking is a sign that the mix of homes sold shifted, not that sellers lost ground.
Honeoye Falls (ZIP 14472): the tightest sale-to-list in this group
The Real Estate Data Aggregator counted 25 homes sold in ZIP 14472 for the three months ending August 31, 2026. The average sale price came in at 113.3% of list price. That is the highest of any ZIP in this group. Homes here sold in a median of 8 days.
The Real Estate Data Aggregator found that 83.9% of homes in ZIP 14472 went under contract within two weeks. Supply fell 41.2% from a year before, leaving just 10 homes for sale. Fewer choices, faster decisions.

What about rates and the wider market?
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on monthly payments. CNBC reported the average contract rate for 30-year conforming loans increased to 7.49% around the same time. Higher rates slow buyers down, but they have not slowed this market to a stop.
Realtor.com reported that 21.6% of South region listings had price cuts in September 2026. That is a national and regional story. The Real Estate Data Aggregator numbers for Farmington, Victor, and Honeoye Falls do not match that picture. Supply here is far tighter than in most of the country.
One more ZIP: Bloomfield area (14506)
The Real Estate Data Aggregator counted 7 homes sold in ZIP 14506 for the three months ending August 31, 2026. With that few sales, the numbers shift easily from one home to the next. The median sale price was $550,000, and the average sale came in at 103.7% of list. Months of supply sat at 0.4. That is very tight, but read those figures carefully given the small sample.
Bloomfield (ZIP 14469): a little more breathing room
The Real Estate Data Aggregator counted 14 homes sold in ZIP 14469 for the three months ending August 31, 2026. Months of supply was 2.0, the highest of any ZIP in this group. That is still not a lot of inventory, but it is more than the others. The share of homes that went under contract within two weeks was 62.5%, down 16.7 points from a year before.
ZIP 14469 is the one spot in this group where conditions shifted slightly toward buyers compared with a year ago. Fewer homes went under contract quickly, and the sale-to-list ratio eased a little. Still, 64.3% of homes sold above list price.
- The negotiating room you hear about in national headlines is not showing up in Farmington or Victor.
- Supply is tight, homes are moving in about 9 days, and most are selling above list price.
- Bloomfield has a little more inventory than the others, but it is still a seller's market across this whole area.
- Every street reads a little differently from the ZIP code average, so the numbers above are a starting point, not the final word on your home.
