Victor is still moving fast, even with rates at 7.40%
Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a real number, and it changes the monthly payment on every home. But in Victor, buyers are still showing up and competing. That is the part worth understanding before you make a move.
What the numbers say about Victor right now
The Real Estate Data Aggregator counted 72 homes sold in ZIP 14564 in the three months ending August 31, 2026. That is up 80% from the same three months in 2025. More homes sold, and they sold fast.
Nearly 8 in 10 homes in ZIP 14564 sold above list price, according to the Real Estate Data Aggregator. That share rose 11.7 points from a year before. Homes also averaged 110.2% of list price at sale, up 1.7 points. Sellers are still getting more than they ask.
The median sale price in ZIP 14564 came in at $500,000, down 15.6% from a year before. That sounds like a big drop. But sales volume jumped 80% at the same time. More homes sold, including homes at lower price points, which can pull the median down even when the market is strong.
Buyers are moving quickly
The Real Estate Data Aggregator found that 71.4% of homes in ZIP 14564 went under contract within two weeks of listing. That share is up 5.4 points from a year before. Pending sales hit 70, up 48.9% from the same period in 2025. Buyers are not sitting on the sidelines.
Rates above 7% raise the monthly cost. Freddie Mac confirmed 7.40% as of October 15, 2026. But in Victor, that has not slowed the pace. Nine days to a median sale, and 1.3 months of supply, means there is very little room to wait.
Farmington is just as tight
Victor and Farmington are two separate towns, and their numbers are different. But both are moving fast. The Real Estate Data Aggregator counted 48 homes sold in ZIP 14425, the Farmington area, in the three months ending August 31, 2026. That is up 50% from a year before.
Farmington had only 11 homes for sale during those three months, down 42.1% from a year before. At 0.7 months of supply, there is almost nothing to choose from. The median sale price rose 42.1% to $382,500. That is a big year-over-year jump, and it reflects how little inventory is available.
Honeoye Falls: fast and strong above list
The Real Estate Data Aggregator counted 25 homes sold in ZIP 14472, the Honeoye Falls area, in the three months ending August 31, 2026. Homes there averaged 113.3% of list price at sale. That is the highest sale-to-list ratio in this market for that period.
Honeoye Falls sold fewer homes than a year before, down 7.4%. But the homes that did sell went for more than list, and they went fast. Eight days to a median sale. Honeoye Falls is served by the Honeoye Falls-Lima school district. That is a separate district from Victor, and it matters when you are comparing the two towns.

ZIP 14506, which covers part of the Mendon area, had only 7 sales in the Real Estate Data Aggregator for the three months ending August 31, 2026. The median sale price there was $550,000, and 57.1% of homes sold above list. With a sample that small, those figures can shift a lot from one period to the next. They are worth knowing, but not worth reading too deeply.
What this means if you are a seller
In Victor, Farmington, and Honeoye Falls, supply is very low. Buyers are competing. Homes are going over list price. That is the environment right now, even with a 7.40% rate from Freddie Mac. If your home is priced well and in good shape, the data says buyers will find it fast.
What this means if you are a buyer
A 7.40% rate is real, and it affects your payment. But waiting has not helped buyers in this market. Supply dropped in nearly every ZIP code compared to a year ago. The buyers who are winning are coming in with clean offers and clear terms. That is what the data points to.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national number, not a local one. The local numbers here, in Victor and Farmington especially, show a market moving faster than that.
- Victor had 72 sales, 9 median days on market, and 79.2% of homes sold above list price in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
- Freddie Mac put the 30-year rate at 7.40% as of October 15, 2026. Rates are up, but so is buyer activity.
- Supply is down across the board.
One thing worth saying: these are ZIP code numbers. One street inside a ZIP can tell a different story than the whole area. Price, condition, and school district all matter at the individual home level. If you want to know what your specific address looks like in this market, that is where I can help.
