This part of the market was the tightest by far
Nationally, Redfin reported that 21% of sellers dropped their asking prices during the four weeks ending September 20, 2026. Realtor.com put price cuts at 20.8% of listings in September, the highest share since October 2022. That is the national picture. The Real Estate Data Aggregator tells a very different story for parts of Pittsford and Perinton.
These numbers cover the three months ending July 31, 2026. Read them with that in mind.
ZIP 14445 was the tightest spot
The Real Estate Data Aggregator counted just 3 homes for sale in ZIP 14445 during that period. That works out to 0.3 months of supply. Buyers there had almost no choice. When something came up, it went fast.
The Real Estate Data Aggregator found that 93.1% of homes in ZIP 14445 went under contract within two weeks of listing. Nearly 9 in 10 sold above list price. The median sale price was $275,000, up 25.6% from the same three months in 2025. Homes were not sitting.
How the four ZIPs compare
The Real Estate Data Aggregator tracks four ZIP codes in this part of southeast Monroe: 14445, 14450, 14625 and 14534. All four were tight. But they were not the same.
| 14445 | 14450 | 14625 | 14534 | |
|---|---|---|---|---|
| Months of supply | 0.3 | 0.5 | 0.4 | 0.8 |
| Under contract in 2 weeks | 93.1% | 80.7% | 85% | 78.9% |
| Sold above list price | 89.7% | 85.5% | 81.3% | 85.3% |
| Sale price vs. list price | 125.9% | 115.5% | 118.3% | 116.6% |
| Median sale price | $275,000 | $437,000 | $387,500 | $570,000 |
| Median days on market | 8 | 8 | 9 | 8 |
ZIP 14534, which covers much of Pittsford, had the highest median sale price at $570,000. The Real Estate Data Aggregator shows that was up 1.8% from a year before. Buyers there paid an average of 116.6% of list price. That is still well above asking, even if it is the softest sale-to-list ratio of the four ZIPs.
ZIP 14450, which covers much of Perinton, saw the biggest jump in sales. The Real Estate Data Aggregator counted 159 homes sold, up 24.2% from the same three months in 2025. Pending sales rose 26.6%. The median sale price was $437,000, up 9.3%.
More listings came to market, but buyers kept up
Across all four ZIPs together, the Real Estate Data Aggregator counted 411 new listings in the three months ending July 31, 2026. That is up 9.9% from a year before. Homes for sale across the four ZIPs rose 4.7% to 67 total. So supply did grow a little.
But demand kept pace. The Real Estate Data Aggregator counted 392 pending sales across the four ZIPs, up 5.4% from a year before. And 349 homes sold, up 7.7%. Buyers absorbed the new supply almost as fast as it arrived.
What this means if you are buying
If you are shopping in ZIP 14445, you are in the tightest part of this market. The Real Estate Data Aggregator found only 3 homes for sale in that period. You need to be pre-approved and ready to move. Waiting a week to decide is probably too long when 93.1% of homes go under contract within two weeks.
The other three ZIPs are also tight. Eight days on market was the median in three of the four. That is not a lot of time to think.
What this means if you are selling
Nationally, Realtor.com found mortgage rates climbed above 7% for the first time since January 2025. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. Sellers in many parts of the country are cutting prices to find buyers.
That is not what the Real Estate Data Aggregator shows here. In ZIP 14445, sellers averaged 125.9% of their list price. In ZIP 14625, it was 118.3%. Buyers in this part of southeast Monroe were still competing hard, even as national conditions softened.
- The Real Estate Data Aggregator counted just 67 homes for sale across all four ZIPs in the three months ending July 31, 2026. Buyers competed hard.
- Sellers averaged well above list price in every ZIP.
- ZIP 14445 was the tightest, with 0.3 months of supply and 93.1% of homes under contract within two weeks.
- That is a very different picture from the national headlines about price cuts and rising rates.
One more thing worth saying: these are ZIP code numbers. One street inside a ZIP can read very differently from the whole. If you want to know what is happening on your specific block, that takes a closer look.
