Some parts of this market are still moving much faster than others
If you live in Penfield, Webster, or Irondequoit, the big picture does not tell your story. The Real Estate Data Aggregator counted 490 homes sold across these ZIPs in the three months ending July 31, 2026, up 4% from the same months last year. But that combined number hides a wide gap. Some parts of this market have almost no supply. Others have enough that buyers have real choices. That difference matters when you are setting a price or making an offer.
Supply is the number that explains everything else
The National Association of Realtors reported 4.9 months of supply nationally as of October 4, 2026. Most of these ZIPs are nowhere near that. The Real Estate Data Aggregator shows ZIP 14502 at 0.3 months of supply. ZIP 14580 and ZIP 14617 are each at 0.6 months. ZIP 14526 and ZIP 14622 are at 0.9 months. ZIP 14519 is at 1.8 months. ZIP 14568 is the outlier at 4 months, which is actually close to the national figure. One ZIP, four months. Another ZIP, 0.3 months. That is not one market.
Where homes are moving fastest
ZIP 14502 had only 4 homes for sale in the period, down 66.7% from a year before, according to the Real Estate Data Aggregator. It also had 38 homes sold and 47 pending, up 56.7% in pending sales year over year. That is a very thin shelf. ZIP 14580 and ZIP 14617 are similar: both at 0.6 months of supply, both with median days on market of 8 days. In ZIP 14617, the Real Estate Data Aggregator shows 92.1% of homes sold above list price, the highest share in this group.
Prices are not all moving the same direction
Even with tight supply in most ZIPs, prices are not all going up. The Real Estate Data Aggregator shows the median sale price in ZIP 14617 down 2.5% year over year, to $277,000. ZIP 14622 dropped 4.5%, to $262,500. ZIP 14519 dipped 2.1%, to $342,512. Meanwhile ZIP 14568 rose 16.3%, to $302,500, and ZIP 14580 rose 7.5%, to $425,000. Realtor.com reported that median list prices fell 3.8% year over year across the Northeast region as of September 30, 2026. Some of these ZIPs are bucking that trend. Some are not.
ZIP 14568 tells a different story
ZIP 14568 is the one part of this market that looks more like the national picture. The Real Estate Data Aggregator counted only 10 homes sold there in the period, down 23.1% from a year before. Supply rose to 4 months, up 1.4 months year over year. Only 69.2% of homes went under contract within two weeks of listing, down 2.2 points. Homes still sold above list, at 124% of list on average, but the pace is slower than the rest of this market. If you are a buyer, that is a different conversation than ZIP 14502.
Nationally, Realtor.com reported mortgage rates topped 7% in September 2026. That is the same backdrop every buyer here is working with. But in ZIPs where supply is under one month, rates have not slowed things much. In ZIP 14568, there is more room to think.
Above-list sales are still the norm, but the gap is narrowing in some spots
The Real Estate Data Aggregator shows that in ZIP 14502, the share of homes selling above list fell 6.7 points year over year, to 84.2%. In ZIP 14519, it fell 17.1 points, to 76.5%. In ZIP 14526, it fell 5.7 points, to 86.1%. These are still high numbers. Most homes here are still selling over asking. But the margin is smaller than it was a year ago in several ZIPs. That is worth knowing if you are pricing a home.

What this means for buyers and sellers
If you are selling in ZIP 14580 or ZIP 14617, you are still in a market where most homes sell fast and over list. The Real Estate Data Aggregator shows median days on market at 8 days in both. If you are selling in ZIP 14519 or ZIP 14568, the data looks different. More supply, more days, a lower share going above list. Pricing to the ZIP matters more than pricing to the market as a whole.
If you are buying, ZIP 14502 had only 4 homes for sale in the period. That is not a typo. ZIP 14568 had 13. Those are two very different experiences. The Federal Housing Finance Agency reported U.S. house prices up 2.6% from July 2025 to July 2026. Several ZIPs here beat that. A few did not. The ZIP code is the story, not the region.

- One street can read very differently from the ZIP code average, and one ZIP can read very differently from the next one over.
