Rates are over 7%, but many Rochester city homes still moved fast
Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.30% as of September 30, 2026. That is real payment pressure for buyers. But the Real Estate Data Aggregator numbers for the three months ending July 31, 2026 tell a second story: in most Rochester city ZIP codes, homes were still moving fast and selling above list price.
That combination matters whether you are buying or selling. Buyers are paying more to borrow, but they are also competing. Sellers are still getting strong results in most parts of the city, though not every ZIP code looks the same.
How fast did homes go under contract?
The Real Estate Data Aggregator tracked what share of homes went under contract within two weeks of listing, for the three months ending July 31, 2026. The range across city ZIP codes is wide. That tells you a lot about where competition is sharpest.
ZIP 14625 had the highest share: the Real Estate Data Aggregator counted 85% of homes going under contract within two weeks. ZIP 14619 was close behind at 83.3%. ZIP 14608 was the slowest at 50%, though that number was actually up 6.5 points from a year before.
Most homes sold above list price
Speed is one thing. Price is another. The Real Estate Data Aggregator also tracked what share of homes sold above their list price in each ZIP code.
ZIP 14620 led at 85.7%, up 3.6 points from a year before. ZIP 14609 was nearly as high at 85.3%. Even ZIP 14608, the softest of the group, had more than half of homes sell above list. That is not a weak result. It is just a different one.
What buyers actually paid over list
The Real Estate Data Aggregator also tracked the average sale price as a share of list price. This tells you how much over list buyers were paying, on average.
ZIP 14619 averaged 124.4% of list price. That means buyers were paying nearly a quarter above asking, on average. ZIP 14609 was close at 123.6%, up 2.3 points from the same period in 2025. ZIP 14608 was lowest at 109.3%, and that ratio slipped 2.5 points from a year before. Still above list, but the gap is narrowing.
Median prices and days on market, ZIP by ZIP
These ZIP codes cover a wide range of prices. The Real Estate Data Aggregator counted median sale prices from $140,900 in 14611 to $460,000 in 14618, for the three months ending July 31, 2026. Days on market were tight across the board, mostly under two weeks.
| 14618 | 14625 | 14620 | 14609 | |
|---|---|---|---|---|
| Median sale price | $460,000 | $387,500 | $270,000 | $220,000 |
| Median days on market | 8 | 9 | 8 | 9 |
| Homes sold | 83 | 32 | 63 | 156 |
| Sale-to-list ratio | 113.1% | 118.3% | 121.4% | 123.6% |
| 14607 | 14619 | 14611 | 14608 | |
|---|---|---|---|---|
| Median sale price | $412,500 | $191,000 | $140,900 | $145,000 |
| Median days on market | 10 | 11 | 12 | 15 |
| Homes sold | 32 | 33 | 44 | 23 |
| Sale-to-list ratio | 111.1% | 124.4% | 112.5% | 109.3% |
A few places where prices dipped
Not every ZIP code saw prices rise. The Real Estate Data Aggregator shows that ZIP 14607 had a median sale price of $412,500, down 14.9% from the same period in 2025. ZIP 14608 dropped 14.7% to $145,000. ZIP 14620 dipped 4.4% to $270,000. ZIP 14619 fell 3% to $191,000. These are real moves. They do not mean those ZIP codes are struggling overall, since most still had strong sale-to-list ratios and fast contract times. But they are worth knowing if you are pricing a home or making an offer.
Supply stayed very tight
The Real Estate Data Aggregator counted months of supply for each ZIP code. Anything under two months is a sellers' market by most measures. Every ZIP code in this market was well under that line.
ZIP 14625 had just 0.4 months of supply. The Real Estate Data Aggregator also counted only 4 homes for sale there during that period, down 50% from a year before. That is a very thin market. ZIP 14620 had 0.7 months. Even ZIP 14608, the loosest of the group, sat at 2.1 months.
What the rate picture means here
Realtor.com reported rates topped 7% in September 2026. CNBC reported the average 30-year fixed rate at 7.30% on September 30, 2026, with Mortgage News Daily putting it as high as 7.58% that same day. Those are real numbers that change what a buyer can afford each month.
But the local data from the Real Estate Data Aggregator shows that buyers were still competing hard through July 31, 2026. Most homes sold above list. Most went under contract within two weeks. Supply stayed very low. Rates add pressure, but they have not stopped competition in most of these ZIP codes.
- Rates are over 7% and that raises monthly costs for buyers.
- But the Real Estate Data Aggregator counted tight supply, fast contract times, and above-list sales across most Rochester city ZIP codes in the three months ending July 31, 2026. The market is not the same in every ZIP code.
- ZIP 14625 and 14620 were the most competitive.
- ZIP 14608 was the softest, though still mostly above list.
- One street can read differently from the whole ZIP code.
