Price growth is strong here, but not every part is moving the same way

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% year over year through July 2026. That number sounds simple. But here, depending on which ZIP code you are in, the picture looks very different. Some parts of this market are well above that national figure. One part dipped. That gap matters a lot if you are setting a price or making an offer.

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 254 homes sold across the ZIPs in this market during that period.

How prices changed, ZIP by ZIP

The spread here is wide. ZIP 14512 saw the biggest price jump. ZIP 14522 was the one place where the median price dipped from a year ago, even as buyers there competed hard. Here is how each ZIP stacked up on price change.

Real Estate Data Aggregator, three months ending August 31, 2026, compared with the same months of 2025. ZIPs 14555, 14511, 14416 and 14470 had no year-over-year price change reported.

ZIP 14512 had a median sale price of $415,000, up 28.7% from a year ago, according to the Real Estate Data Aggregator. ZIP 14487 matched that $415,000 median, up 24.8%. ZIP 14424 came in at $435,000, up 14.8%. ZIP 14471 was the highest median at $490,000, up 5.4%. ZIP 14551 held flat at $200,000. ZIP 14522 was the one dip: a median of $252,775, down 2.8%.

Where buyers are competing hardest

Price change is one thing. How hard buyers are competing is another. The sale-to-list ratio tells you how much above asking price homes are actually selling for. ZIP 14522 had the highest ratio in this market, even though its median price dipped.

In ZIP 14522, the Real Estate Data Aggregator found that 93.3% of homes sold above list price. The average sale came in at 124.1% of asking. Prices there dipped 2.8% from a year ago, but that does not mean buyers had it easy. It means list prices may have been set lower, and buyers still bid up sharply.

ZIP 14513 also stood out. The Real Estate Data Aggregator counted 83.9% of homes selling above list, at an average of 113.3% of asking. Median days on market there was just 9 days.

How fast homes are moving

Speed varies too. ZIP 14522 and ZIP 14470 both had a median of 8 days on market, the fastest in this group. ZIP 14487 took a bit longer at 15 days, up 7 days from a year ago. That is worth knowing if you are timing a sale or a purchase.

Supply is tight almost everywhere

The Real Estate Data Aggregator counted 132 homes for sale across this market during the three months ending August 31, 2026. That is a thin number against 254 sold. Most ZIP codes here have well under two months of supply.

ZIP 14551 had just 0.4 months of supply, down from 1.3 months a year ago. ZIP 14522 was at 0.5 months. ZIP 14511 was the outlier at 6.1 months, though only 1 home sold there in the period, so that number reflects very limited activity.

What national numbers mean here

The Federal Housing Finance Agency reported a 2.6% year-over-year price gain nationally through July 2026. Several ZIP codes here are running at 10 to 28 times that rate. One is slightly negative. National headlines are a starting point, not an answer.

CNBC reported the average 30-year fixed mortgage rate rose to 7.49% as of October 7, 2026. Realtor.com reported rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Those are national figures. This market's supply is still tight enough that most homes here are selling above asking, even with rates where they are.

In short
  1. The three months ending August 31, 2026 showed price growth ranging from up 28.7% to down 2.8% across ZIP codes in this market, per the Real Estate Data Aggregator.
  2. Most homes are selling above list price and moving in under two weeks.
  3. But the numbers are not the same everywhere, and one ZIP code reading differently from another is the norm here, not the exception.

One street can read very differently from the ZIP code around it. If you want to know where your specific address lands, I am happy to take a closer look.
