Perinton still moved fast, even with more listings coming on
Nationally, Realtor.com counted active listings topping 1.16 million homes for sale in September 2026. Here in Perinton, the Real Estate Data Aggregator counted 24 homes for sale in ZIP 14450 during the three months ending August 31, 2026. More listings came on, but buyers still had very little to choose from.
That is the one thing sellers in Perinton should know right now. A rising national inventory number did not loosen things up locally. The market here kept its own pace.
What the numbers say for Perinton (ZIP 14450)
The Real Estate Data Aggregator counted 180 homes sold in ZIP 14450 in the three months ending August 31, 2026. That is up 32.4 percent from the same months of 2025. Sales volume jumped, but supply did not follow. Buyers had more competition, not more room.
The median sale price in ZIP 14450 came in at $425,000, up 6.3 percent year over year. The Federal Housing Finance Agency put the national year-over-year price gain at just 2.6 percent as of July 2026. Perinton ran more than twice that pace.
The Real Estate Data Aggregator shows that 79.9 percent of homes in ZIP 14450 went under contract within two weeks of listing. That share is up 3.8 points from a year ago. Nearly 8 in 10 homes did not sit long enough for a buyer to take their time.
New listings in ZIP 14450 rose 26.8 percent year over year, the Real Estate Data Aggregator shows. That sounds like a lot. But with 0.4 months of supply, those listings were absorbed almost as fast as they came on. The average sale price landed at 114.2 percent of list price. That is down 4.5 points from last year, a small honest dip, but still well above asking.
Pittsford (ZIP 14534) told a similar story
Pittsford is a separate market from Perinton, and the price points show it. The Real Estate Data Aggregator put the median sale price in ZIP 14534 at $562,500 for the three months ending August 31, 2026. Homes for sale in ZIP 14534 rose 47.1 percent year over year. Even so, the Real Estate Data Aggregator counted just 25 homes for sale. More listings came on, and buyers took them just as fast.
The average sale price in ZIP 14534 hit 115.1 percent of list price, up 1.2 points from last year. Pittsford sellers are still getting well above asking, and that gap widened slightly.

But the Real Estate Data Aggregator shows that 85.7 percent of homes there sold above list price, the highest share of any ZIP in this group. The average sale price hit 123.6 percent of list. That is the highest ratio here, even as new listings in 14445 fell 48.7 percent year over year. Fewer homes came on, and buyers fought hard for every one.
ZIP 14625 saw the median sale price fall 12.7 percent year over year to $361,000, the Real Estate Data Aggregator shows. Homes sold there dropped 23.9 percent. That is a different story from the other three ZIPs. Still, 82.9 percent of homes sold above list price, and the median days on market was just 9 days.
The wider picture: rates and national inventory
Realtor.com reported that mortgage rates climbed above 7 percent for the first time since January 2025. Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.5 percent for all of 2027. Higher rates slow buyers down in many markets.
They have not slowed Perinton or Pittsford to a standstill. The Real Estate Data Aggregator counted 395 homes sold across all four ZIP codes in the three months ending August 31, 2026. That is up 10.6 percent from the same period a year ago. Pending sales across the four ZIPs came in at 376, up 6.2 percent year over year.
Realtor.com also noted that price cuts hit 20.8 percent of listings nationally in September, the highest share since October 2022. In this market, the data tells a different story. Sellers here were not cutting. They were collecting offers above asking.
- More listings came on across Perinton and Pittsford in the three months ending August 31, 2026. Homes for sale rose 33.3 percent across all four ZIP codes combined.
- But supply stayed at 0.4 to 0.6 months.
- Buyers got a few more chances, and they moved fast on all of them.
- The median days on market held at 8 days in three of the four ZIP codes.
One thing worth keeping in mind: these numbers cover full ZIP codes. One street can read differently from the whole ZIP. A home on a specific road in Perinton or Pittsford may have sold faster or slower than the median, depending on price point, school district, and what else was available nearby.
