One part of this market was even tighter than the rest

Nationally, Realtor.com reported median list prices fell 1.3% year over year in August 2026. That softer national picture did not show up here. The Real Estate Data Aggregator counted 349 homes sold across Pittsford, Perinton, and the ZIP codes covering this part of southeast Monroe in the three months ending July 31, 2026. That was up 7.7% from the same three months in 2025.

Most of this market was already tight. Then there was ZIP 14445.

ZIP 14445: the tightest corner of the market

The Real Estate Data Aggregator counted just 3 homes for sale in ZIP 14445 during the three months ending July 31, 2026. That works out to 0.3 months of supply. A balanced market typically sits around 4 to 6 months. This was nowhere near that.

Nearly 93 in 100 homes in ZIP 14445 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. New listings in that ZIP were also down 28.6% from a year earlier. Fewer homes came on, and the ones that did moved almost immediately.

That 125.9% sale-to-list ratio means homes in ZIP 14445 sold for about a quarter more than their asking price, on average. If you are shopping there, list price is a starting point, not a ceiling.

The other ZIP codes were competitive too

ZIP 14445 was the tightest, but the rest of this market was not far behind. Here is how each ZIP compared in the three months ending July 31, 2026, according to the Real Estate Data Aggregator.

ZIP 14534, which covers much of Pittsford, had the highest median sale price at $570,000, up 1.8% from a year earlier. The Real Estate Data Aggregator counted 129 homes sold there, up 8.4%. Homes still moved fast: 78.9% went under contract within two weeks.

ZIP 14450, covering much of Perinton, saw the biggest jump in sales volume. The Real Estate Data Aggregator counted 159 homes sold, up 24.2% from a year earlier. The median sale price rose 9.3% to $437,000. Months of supply came in at 0.5, down 0.1 from a year earlier.

ZIP 14625 had the fewest homes for sale of the larger ZIPs: just 4, down 50% from a year earlier. The Real Estate Data Aggregator counted 32 homes sold there, down 31.9%. Fewer homes came on, fewer sold. The median sale price still rose 5% to $387,500.

What the national picture says, and why it does not quite apply here

Realtor.com reported that nationally, pending sales turned negative at -0.2% year over year in August 2026, and that 20.4% of listings saw a price cut. Here, the Real Estate Data Aggregator counted pending sales across all four ZIPs at 392, up 5.4% from a year earlier. Price cuts were not the story in this market.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The median sale price in ZIP 14445 rose 25.6% over the same period, according to the Real Estate Data Aggregator. That is a very different pace.

CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That rate applies to buyers everywhere. What differs here is how little time you have to think once a home comes on the market.

What this means if you are buying or selling

If you are buying in ZIP 14445, the data shows almost no room to wait. The median home was under contract in 8 days, and nearly all of them sold above list price. Coming in under asking is a long shot.

If you are selling, more listings came onto the market across this area. The Real Estate Data Aggregator counted 411 new listings across all four ZIPs in the three months ending July 31, 2026, up 9.9% from a year earlier. More competition is coming. Pricing well still matters.

One thing worth knowing: ZIP codes and school districts do not line up perfectly here. A Webster mailing address can fall in a different school district than you might expect, and the same is true across parts of this area. Always confirm the school district for a specific address before you decide.

In short
  1. The national market softened a little in the summer of 2026. This corner of southeast Monroe did not follow that pattern.
  2. The Real Estate Data Aggregator counted 349 homes sold across Pittsford, Perinton, and nearby ZIPs in the three months ending July 31, 2026, up 7.7% from a year earlier.
  3. ZIP 14445 stood out most: 0.3 months of supply, 93.1% of homes under contract within two weeks, and a median sale price up 25.6% from a year earlier.
  4. These numbers are for the three months ending July 31, 2026. One street can read very differently from the ZIP code as a whole.
