Most of the country is seeing prices inch up slowly. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. One part of Rochester did better than that.

In the three months ending August 31, 2026, the Real Estate Data Aggregator counted 163 homes sold in ZIP 14609. That is up 14.8% from the same three months in 2025. The median sale price there rose 7% to $230,000. Sales volume and price moved up together. That does not happen everywhere.

86.5% of homes in 14609 sold above list price, according to the Real Estate Data Aggregator. That is up 0.6 points from a year before. And 76.1% went under contract within two weeks of listing. Supply stayed tight: only 50 homes were for sale, down 9.1% from a year ago.

How the rest of the city looked

Not every ZIP code moved the same way. That is worth knowing before you draw conclusions about your own street.

ZIP 14607 sold 32.1% more homes than a year before, according to the Real Estate Data Aggregator. But the median price there fell 16% to $374,000. More activity, lower prices. That is a different story from 14609.

ZIP 14620 saw prices rise 5.3% to $290,000. But homes sold fell 16.3%. Fewer sales, higher prices. Supply ticked up 35.7% there, which may explain some of the slower pace.

ZIP 14618 had 95 homes sold, up 8%, and a median price of $445,000, up 4.7%. Months of supply sat at just 0.5, the tightest of any ZIP in this group. The Real Estate Data Aggregator counted 101 pending sales there, up 12.2% from a year before.

ZIP 14608 saw prices rise 11.5% to $145,000, and homes sold 8.7% faster than a year before. Days on market dropped 8 days to 15. ZIP 14611 held steady on volume, down just 2.3%, and the sale-to-list ratio climbed 2.5 points to 115.4%. Both are from the Real Estate Data Aggregator.

Rates are a real factor right now

CNBC reported the average 30-year fixed rate hit 7.49% in the week ending October 7, 2026. That is the highest since January 2025, according to Realtor.com. CNBC also reported mortgage purchase applications fell 2% for the week, and refinance applications were 56% lower than the same week a year ago.

That context matters. The 14609 numbers look even more notable when you see that buyers were still active there despite rates above 7%.

What this means if you own or are buying

If you own in 14609, demand held up and prices moved in your favor. If you are buying there, supply is thin: only 50 homes were listed for sale, and 76.1% of homes went under contract within two weeks. You will likely be competing.

If you own in 14607 or 14625, sales volume picked up but prices moved down. ZIP 14625 saw the median price fall 12.7% to $361,000, even as 81.6% of homes went under contract within two weeks. The Real Estate Data Aggregator counted only 7 homes for sale there.

In short
  1. The three months ending August 31, 2026 were not one story across Rochester.
  2. ZIP 14609 had both more sales and higher prices.
  3. Other ZIPs split those two things apart.
  4. Rates above 7% are in the picture for everyone, but local supply and demand are still doing the real work.

One more thing: ZIP code numbers are averages. One street inside a ZIP can read very differently from the whole. If you want to know what is happening on your specific block, that takes a closer look.
