One part of Rochester city got more listings without getting slower

Real estate, Rochester- City Neighborhoods

Here is the part that stands out. In ZIP 14607, more homes came to market and more buyers showed up at the same time. The Real Estate Data Aggregator counted 46 new listings in the three months ending July 31, 2026, up 27.8% from the same months a year before. Pending sales rose 31.3% to 42. More supply, more demand, and homes still sold in a median of 10 days. That is the story in that part of Rochester city.

More listings do not always mean less competition. In ZIP 14607, they did not. Supply sat at just 1.5 months, according to the Real Estate Data Aggregator. That is still a sellers' market by most measures.

Prices dipped, but buyers still paid over list

That is a real drop and worth noting. Even so, the average home sold for 111.1% of its list price. Three in four homes, 75%, sold above list price. Buyers were still competing.

How ZIP 14607 compares with nearby ZIPs

Not every part of Rochester city moved the same way. Here is a look at median sale price and days on market across several ZIPs, all from the Real Estate Data Aggregator for the three months ending July 31, 2026.

A broader picture: what is happening with prices nationally

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a modest national gain. Rochester city ZIPs are telling a mixed story, with some prices up and some down depending on the ZIP. The national number is a backdrop, not a local guarantee.

Mortgage rates are also worth knowing about. CNBC reported that the average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances reached 7.30% as of September 30, 2026. Realtor.com reported rates topped 7% for the first time since January 2025 in September 2026. Higher rates affect what buyers can afford, and that can shape how many offers a seller sees.

One more data point worth knowing if you are weighing owning versus renting in Rochester: Realtor.com reported that 20.8% of Rochester, NY rentals offered concessions in August 2026. That means landlords were giving things like a free month or reduced deposits to attract tenants. It is a sign that the rental market here has some softness, which is a different picture from what the for-sale market is showing.

A few other ZIPs worth a quick look

ZIP 14618 had the highest median sale price in this group. The Real Estate Data Aggregator counted a median of $460,000 there in the three months ending July 31, 2026, up 6.3% from a year before. Homes for sale rose 61.1%, yet the median days on market was just 8 days. More choices for buyers, but homes still moved quickly.

ZIP 14620 moved fast too. The Real Estate Data Aggregator put the median days on market at 8 days, and 85.7% of homes sold above list price. The median sale price was $270,000, down 4.4% from a year before. Prices dipped a little, but competition did not.

ZIP 14609 was the busiest by volume. The Real Estate Data Aggregator counted 156 homes sold and 199 new listings in the three months ending July 31, 2026. The median sale price was $220,000, up 2.3%. Pending sales rose 14.2%. That ZIP had the highest sale to list price in this group at 123.6%.

Real Estate Data Aggregator. Every ZIP had more than half of homes sell above list price.

ZIP 14608 and ZIP 14611 had lower price points. The Real Estate Data Aggregator put the median sale price at $145,000 in 14608 and $140,900 in 14611 for the three months ending July 31, 2026. In 14611, homes sold in a median of 12 days and 63.6% sold above list price. In 14608, the median was 15 days, the longest in this group, and 56.5% sold above list. That is still more than half, though it is the softest reading here.

ZIP 14619 had a median sale price of $191,000, down 3% from a year before. Even so, the Real Estate Data Aggregator shows 83.3% of homes went under contract within two weeks of listing. Fewer homes came to market, down 29.3% in new listings, and supply tightened to 1.5 months.

In short
  1. ZIP 14607 is the one part of Rochester city where listings rose sharply and buyers kept pace.
  2. Everywhere else, supply stayed tight or got tighter.
  3. Prices moved in different directions by ZIP.
  4. The one thing most ZIPs shared: homes sold quickly and most sold above list price.
  5. These are the three months ending July 31, 2026, from the Real Estate Data Aggregator.

One more thing worth saying. A ZIP code covers a lot of ground. One street can read very differently from the ZIP as a whole. If you want to know what is happening on your block, that takes a closer look.
