One part of Livingston County is moving especially fast
Realtor.com reported that 20.8% of listings nationally had price cuts in September. That is the highest share since October 2022. But that number does not describe every part of Livingston County the same way.
The Real Estate Data Aggregator counted homes across six ZIP codes in Livingston County for the three months ending August 31, 2026. The story is different depending on where you look.
ZIP 14423: the tightest part of the county
In ZIP 14423, the Real Estate Data Aggregator found only 0.8 months of supply. That means there were almost no homes sitting on the market. Buyers had very little to choose from.
The Real Estate Data Aggregator also found that homes in ZIP 14423 sold at an average of 113.5% of list price. Three in four sold above list. That is a strong signal that buyers were competing.
ZIP 14414 also moved quickly
In ZIP 14414, the Real Estate Data Aggregator counted a median of 10 days on market. Nine in ten homes went under contract within two weeks. That share was up 11.4 points from the same period in 2025.
One honest note: the Real Estate Data Aggregator shows the median sale price in ZIP 14414 was down 20.1% from the same period in 2025. More homes sold, but at lower prices. Speed and price do not always move together.
How the ZIP codes compare
Here is a side-by-side look at all six ZIP codes the Real Estate Data Aggregator tracked for the three months ending August 31, 2026.
ZIP 14485 had the highest sale-to-list ratio
In ZIP 14485, the Real Estate Data Aggregator found homes sold at an average of 116.7% of list price. Nine in ten sold above list. Only 0.6 months of supply were available. That is the lowest inventory of any ZIP code in this group.
ZIP 14020 had the most activity
The Real Estate Data Aggregator counted 58 homes sold in ZIP 14020, the most of any ZIP code here. That was up 23.4% from the same period in 2025. Pending sales were up 29.8%. The median price rose 2.5% to $205,000.
ZIP 14454 moved more slowly
ZIP 14454 had 3.7 months of supply. That is more than four times the supply in ZIP 14423. The median days on market was 18. Just under half of homes went under contract within two weeks. This part of the county gave buyers more time.
What is happening nationally
CNBC reported that the average 30-year fixed mortgage rate rose to 7.49% last week. That is the highest it has been since January 2025, according to Realtor.com. Higher rates are slowing buyers down in many markets.
CNBC also reported that mortgage applications to buy a home were 15% lower than the same week one year ago. Realtor.com noted that active listings nationally grew 5.5% year-over-year, topping 1.16 million homes. More supply nationally, with fewer buyers shopping.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, prices rose 0.3% in July, seasonally adjusted. Prices are still moving up nationally, just more slowly.
Livingston County does not look like the national picture in many of these ZIP codes. The tightest parts of the county had very low supply and fast sales, even as national conditions softened.
The county as a whole
Across all six ZIP codes, the Real Estate Data Aggregator counted 119 homes sold, 187 new listings, 162 pending sales, and 60 homes for sale in the three months ending August 31, 2026.
- Livingston County is not one market.
- ZIP 14423 had 0.8 months of supply and a 9-day median.
- ZIP 14414 had 90% of homes under contract within two weeks.
- ZIP 14454 had 3.7 months of supply and an 18-day median.
- The part of the county you are in shapes what you can expect, as a buyer or a seller.
One more thing worth knowing: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP code it sits in. If you want to know what is happening right where your home is, that takes a closer look.
