Mortgage rates stayed high, but buyers in Henrietta still competed hard
CNBC reported the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. That is not a small number. But if you look at what actually happened in Henrietta during the three months ending July 31, 2026, buyers were not backing off.
The Real Estate Data Aggregator counted 14 homes sold in ZIP 14546, which covers Henrietta, in that period. The median sale price came in at $331,951, up 20.7% from the same months in 2025. Homes sold for 125.1% of list price on average. And 85.7% of homes sold above list. That is not a market where buyers have the upper hand.
Henrietta is not the only part of this market where buyers competed. The Real Estate Data Aggregator tracked 341 homes sold across Brighton, Henrietta, Chili, and Rush combined in the three months ending July 31, 2026. With only 94 homes for sale across all eight ZIP codes at once, there was not much to choose from.
How each town looked
These towns are not the same market. The numbers show real differences in price, competition, and pace. Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending July 31, 2026.
| Brighton 14618 | Brighton 14610 | Henrietta 14546 | Chili 14624 | |
|---|---|---|---|---|
| Median sale price | $460,000 | $366,050 | $331,951 | $280,000 |
| Sale price as % of list | 113.1% | 118.2% | 125.1% | 122.3% |
| Sold above list | 75.9% | 77.1% | 85.7% | 90.5% |
| Median days on market | 8 | 8 | 8 | 8 |
| Months of supply | 1.1 | 0.7 | 0.7 | 0.8 |
Brighton's 14618 ZIP had the highest median sale price at $460,000, up 6.3% from 2025, per the Real Estate Data Aggregator. Its 14610 ZIP came in at $366,050, up 6.4%. Both are Brighton, but the price difference between them is real.
Chili (ZIP 14624) had the highest share of homes selling above list: 90.5%, up 1.7 points from 2025, according to the Real Estate Data Aggregator. The median sale price there was $280,000, up 2.9%. More buyers competed, but at a lower price point.
Rush and the smaller ZIPs
Rush (ZIP 14543) and North Chili (ZIP 14514) are smaller markets. The Real Estate Data Aggregator counted 14 homes sold in 14543 and 8 in 14514 during the three months ending July 31, 2026. With small counts like that, one or two sales can move the numbers a lot. Take them as a direction, not a precise reading.
Chili (14428) had almost no inventory
ZIP 14428, which covers part of Chili, had just 1 home for sale during the three months ending July 31, 2026, down 83.3% from a year earlier, according to the Real Estate Data Aggregator. Months of supply sat at 0.1. The median sale price rose 14.5% to $366,500. When supply drops that far, prices tend to follow upward.
What the rate means for you
CNBC put the 30-year fixed rate at 7.45% on September 24, 2026. That adds real cost to a monthly payment. But across this market, buyers kept bidding. Months of supply stayed well below 2 in every ZIP code. That tells you demand is still there.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The price gains in Henrietta, at 20.7%, and in Chili's 14428 ZIP, at 14.5%, ran well ahead of that national figure.
ZIP 14467, also in Henrietta, saw the largest price jump: up 23.8% to a median of $325,000. At the same time, new listings there fell 8.3% and homes for sale dropped 40%. Less supply, more competition, higher prices. The Real Estate Data Aggregator counted 84.6% of homes there selling above list.
A few honest notes
Not every signal points the same way. In Brighton's 14618 ZIP, the share of homes selling above list slipped 9.2 points from a year ago, to 75.9%, per the Real Estate Data Aggregator. In Chili's 14428 ZIP, the share of homes going under contract within two weeks fell 26.9 points. More listings came to market in some areas, giving buyers a little more breathing room than last year.
That does not mean the market cooled off. It means it is more nuanced than a single headline. Pricing and preparation still matter. A home priced right in any of these towns is still moving in about 8 days.

- The Real Estate Data Aggregator counted 341 homes sold and only 94 for sale across the area.
- Prices rose in every ZIP with year-over-year data.
- Homes moved in about 8 days at the median.
- But each ZIP reads differently, and one street can look very different from the ZIP code around it.
