More listings showed up, but this market was still tight by July 31
More homes came to market this summer. That is the headline. But before sellers start worrying about competition and buyers start thinking they have all the time in the world, here is what the numbers actually say.
The Real Estate Data Aggregator counted 422 new listings across Brighton, Henrietta, Chili, and Rush in the three months ending July 31, 2026. That fed into 94 homes for sale at the end of that period. Realtor.com reported that Northeast inventory rose 11.6% year over year in September 2026. So the trend is real. More homes are showing up.
The market did not slow down to match. The Real Estate Data Aggregator counted 341 homes sold and 382 pending sales across these same towns in that same period. Buyers were still moving fast.
Supply is up, but still very low
More listings does not mean loose supply. Here is what the Real Estate Data Aggregator measured for months of supply in each ZIP code, for the three months ending July 31, 2026.
ZIP 14428 had just 0.1 months of supply, down 0.5 months from a year before, according to the Real Estate Data Aggregator. ZIP 14618, where inventory rose 61.1% year over year, still only reached 1.1 months. More listings came in, but buyers absorbed them quickly.
Prices kept climbing in most ZIP codes
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Locally, most ZIP codes in this market outpaced that. Here is what the Real Estate Data Aggregator measured.
ZIP 14543 (Rush) and 14514 (North Chili) had no year-over-year price change data from the Real Estate Data Aggregator. The median sale prices there were $350,000 and $335,000 respectively.
Homes still sold well above asking price
This is the number that tells you the most about how buyers were competing. The Real Estate Data Aggregator tracked what the average home sold for as a share of its list price.
In ZIP 14624, the Real Estate Data Aggregator found that 90.5% of homes sold above list price. In ZIP 14514, every single home that sold went above asking: 100%. Even in ZIP 14618, where more inventory arrived, 75.9% of homes still sold above list.
Speed: most homes went under contract within two weeks
The Real Estate Data Aggregator measured how many homes went under contract within two weeks of listing. The results were similar across all eight ZIP codes.
ZIP 14428 had the lowest share at 64%, down 26.9 points from a year before. That is still nearly two out of three homes going under contract in two weeks. The Real Estate Data Aggregator counted a median of 8 days on market there.
What this means if you are selling
More competition from other sellers is real. The Real Estate Data Aggregator showed new listings up 7.2% in ZIP 14618 and up 37.5% in ZIP 14610 compared to a year ago. But homes are still selling fast and above asking. Pricing carefully matters more now than it did a year ago.
Realtor.com reported that mortgage rates topped 7% in September 2026. That is a real cost for buyers. But the pending sales numbers here, 382 across these towns, show buyers are still active.
What this means if you are buying
A few more choices exist compared to last year. That is true. But 0.1 to 1.3 months of supply is still a very thin market. Being pre-approved and ready to move quickly still matters in every ZIP code here.
- The Real Estate Data Aggregator counted 94 homes for sale across Brighton, Henrietta, Chili, and Rush on July 31, 2026. That is more than a year ago in some ZIP codes.
- It is still a very low number.
- Prices rose in most areas.
- Most homes sold in under two weeks.
- The market got a little less extreme in a few spots, but it did not get slow.
One thing worth saying: these numbers cover whole ZIP codes. One street inside a ZIP can read very differently from the ZIP as a whole. If you want to know what is happening right around your address, send me a note.
