More listings are showing up, but this market is still moving fast

Real estate, Penfield / Webster / Irondequoit (east and northeast)

Here is the one thing worth knowing as of October 11, 2026: more homes are coming to market, but buyers are snapping them up just as fast. The Real Estate Data Aggregator counted 568 new listings across Penfield, Webster and Irondequoit in the three months ending August 31, 2026, up 10.1% from the same months of 2025. At the same time, pending sales hit 566, up 10.3%. Supply and demand are rising together. That keeps the pressure on.

Nationally, Realtor.com reported that Northeast inventory rose 11.6% year over year. That sounds like real relief. But the Real Estate Data Aggregator shows only 102 homes actually sitting for sale across these towns at once. Buyers have a little more to look at. They do not have much less competition.

Mortgage rates are part of the picture too. Realtor.com reported that rates topped 7% in September 2026. That is slowing things nationally. The National Association of Realtors said existing-home sales fell 2.0% in August 2026, and the national months' supply of homes grew to 4.9 months, the highest in over ten years. This market looks very different from that national picture.

Penfield (14526): as tight as it gets

The Real Estate Data Aggregator counted just 8 homes for sale in ZIP 14526 during the three months ending August 31, 2026. That is down 46.7% from a year ago. The median sale price was $400,000, up 3.2%. Homes sold at 117.7% of list price on average. And 83.7% of homes sold above list. The median time on market was 8 days, same as a year ago. Penfield is not slowing down.

Webster (14580): the largest piece of this market

ZIP 14580 covers a large part of Webster. A quick note: Webster has several mailing zip codes and more than one school district. A Webster address does not always mean Webster schools. Always check the school district separately. The Real Estate Data Aggregator counted 216 homes sold in 14580 in the three months ending August 31, 2026, up just 0.5% from a year ago. The median sale price was $415,000, up 4.9%. Pending sales rose 15.1%, which tells you demand is building, not fading.

Irondequoit (14617 and 14622): two zip codes, two price points

Irondequoit covers two ZIP codes and they tell different stories. In 14617, the Real Estate Data Aggregator counted 105 homes sold in the three months ending August 31, 2026. The median sale price was $280,000, down 1.8% from a year ago. That is a small dip, not a collapse. Homes still sold at 118.4% of list price, and 85.7% sold above list. New listings jumped 33.7%, which gave buyers more to look at. That may be why the share going under contract within two weeks slipped 7.2 points, to 71.2%. More choices, a little less urgency.

ZIP 14622, also in Irondequoit, runs at a lower price point. The Real Estate Data Aggregator counted a median sale price of $251,351 in the three months ending August 31, 2026, up 7% from a year ago. Homes sold at 123.3% of list price on average, the highest sale-to-list ratio of any ZIP in this market. And 91.3% of homes sold above list. Homes for sale rose 87.5%, but that is still only 15 homes total. Do not read that as a flood of inventory.

The other ZIP codes: 14568, 14502 and 14519

ZIP 14568 covers the Walworth and Webster area. The Real Estate Data Aggregator counted 14 homes sold in the three months ending August 31, 2026. That is a small sample, so read it with some care. The median sale price was $331,650, up 16.4% from a year ago. Only 2 homes were for sale, down 77.8%. Homes sold at 118% of list price, up 7.2 points. And 92.9% sold above list, up 26.2 points. When supply drops that far, prices tend to move.

ZIP 14502 covers the Marion and Webster area. The Real Estate Data Aggregator counted 43 homes sold, up 59.3% from a year ago. The median sale price was $385,000, up 10%. Only 3 homes were for sale. Median days on market was 10, two days longer than a year ago. Not every home is flying off in 8 days here, but 86.1% still sold above list price.

ZIP 14519 covers Ontario. The Real Estate Data Aggregator counted 39 homes sold, down 2.5% from a year ago. The median sale price was $345,000, up 2.7%. Homes for sale rose 44.4%, to 13. The share going under contract within two weeks fell 19.1 points, to 55.3%. That is the biggest drop in this group. Buyers in 14519 have a little more breathing room than in the other ZIPs. Still, 76.9% of homes sold above list price.

Real Estate Data Aggregator, three months ending August 31, 2026. Higher means faster.

Penfield and Irondequoit's 14622 lead the pack. More than 8 in 10 homes in those ZIPs went under contract within two weeks. Ontario's 14519 is the slowest of the group, but even there, more than half of homes were under contract within two weeks.

What this means if you are buying

Realtor.com reported that Northeast list prices fell 3.8% year over year. That is a national trend. This market is not following it. Prices are up in six of the seven ZIP codes here. Buyers have a few more homes to look at than a year ago, but most homes are still going fast and over asking. Being ready to move quickly still matters.

What this means if you are selling

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. This market is outpacing that in most ZIPs. Pending sales are up 10.3% across the area. Well-prepared homes are still meeting real demand. The homes that are not selling as fast, like in 14519, tend to be in ZIPs where inventory rose the most.

In short
  1. The Real Estate Data Aggregator counted 102 homes for sale and 566 pending sales across Penfield, Webster and Irondequoit in the three months ending August 31, 2026. New listings are up 10.1%, but so is demand.
  2. Median days on market is 8 days in most ZIPs.
  3. Prices are up nearly everywhere.
  4. The national story of slowing sales and rising supply does not describe this market right now.

One thing to keep in mind: these numbers cover whole ZIP codes. One street can read very differently from the ZIP as a whole. Price, school district and condition all shape what a specific home does. If you want to know what the numbers look like for your address, just reach out.
