More listings are showing up, but this market is still moving fast
More homes are coming to market. That is real. But buyers are snapping them up just as fast, so the number sitting available at any moment is still very small. As of October 11, 2026, that is the clearest way to describe what is happening in Pittsford and Perinton.
Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.49% as of October 7, 2026. That backdrop matters. Higher rates slow buyers down in many markets. Here, the data tells a different story.
The Real Estate Data Aggregator counted more homes sold than new listings in the same period. That means supply is not building up. Pending sales of 376 homes confirm buyers are still moving. The inventory increase, while real, has not changed who is in control.
Each town tells its own story
These four ZIP codes cover different towns and different price points. The numbers below are from the Real Estate Data Aggregator for the three months ending August 31, 2026. They are not the same market.
What the speed numbers actually mean
The Real Estate Data Aggregator found that the median home in ZIP 14534 (Pittsford) sold in 8 days. In ZIP 14450 (Perinton), also 8 days. In ZIP 14445, 91.3% of homes went under contract within two weeks of listing. That is the highest share of any ZIP in this group.
Even in ZIP 14534, where that share was 69.9%, the pace is fast by any normal measure. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Here, the Real Estate Data Aggregator counted just 60 homes available across all four ZIPs combined.
The one number that stands out: sale price vs. list price
Nationally, more than 1 in 5 sellers cut their price. Here, the Real Estate Data Aggregator found homes selling well above list. In ZIP 14445, the average sale price was 123.6% of list price. In ZIP 14625, it was 115.3%. In ZIP 14534, it was 115.1%. These are not markets where sellers are chasing buyers.
A few honest caveats
ZIP 14625 saw the median sale price fall 12.7% compared with the same three months of 2025, according to the Real Estate Data Aggregator. Homes sold there also dropped 23.9%. That is worth watching. It does not mean the whole area is softening, but it is a real shift in that ZIP.
In ZIP 14450, the share of homes sold above list price slipped 6.4 points from a year before, and the average sale-to-list ratio dropped 4.5 points. Still strong at 114.2%, but the direction is worth noting if you are pricing a home there.
Rates are not helping buyers. CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. That raises a monthly payment on any given price. It has not stopped sales here, but it does affect what buyers can afford, which feeds back into how you price.
What this means if you are selling
More listings are coming in. The Real Estate Data Aggregator counted 367 new listings across these four ZIPs, up 9.2% from a year before. You have more company than you did last year. Pricing and preparation matter more when that happens. The homes that sold in 8 days and above list were priced right from the start.
What this means if you are buying
The Real Estate Data Aggregator counted only 60 homes for sale across all four ZIPs at any one time. That is up 33.3% from a year before, which sounds like progress. But 60 homes across four towns is still very thin. Being ready before the right home shows up is not just good advice here. The numbers say it is almost required.
- More listings are arriving, but buyers are keeping up.
- Only 60 homes were available at any one time across Pittsford, Perinton, and the surrounding towns, per the Real Estate Data Aggregator.
- Homes are still selling in about 8 days and above list price.
- Nationally, rates are above 7% and price cuts are rising.
- Here, the data does not show that same softening, though ZIP 14625 is worth watching.
- One street can read very differently from the ZIP code around it.
