Livingston County still has more buyers than listings
Nationally, Realtor.com counted 1.16 million active listings in September 2026. That sounds like relief for buyers. But in Livingston County, the Real Estate Data Aggregator counted only 60 homes for sale and 162 pending sales in the three months ending August 31, 2026. More buyers than listings is still the story here.
That gap matters because mortgage rates are not helping buyers catch a break. Redfin reported the weekly average rate hit 7.4% on October 8, 2026. Fannie Mae, as reported by CNBC on October 14, 2026, forecast that same rate for the fourth quarter. Higher rates slow buyers down nationally. In Livingston County, demand has held anyway.
Some ZIP codes are tighter than others
Not every part of the county reads the same. The Real Estate Data Aggregator breaks it down by ZIP code, and the differences are real. ZIP 14423 had only 2 homes for sale and 0.8 months of supply. ZIP 14454 had 11 homes for sale and 3.7 months of supply. That is a big gap within the same county.
Where listings are moving fastest
ZIP 14414 stood out for speed. The Real Estate Data Aggregator counted 90% of homes there going under contract within two weeks of listing. That was up 11.4 points from the same period in 2025. New listings in 14414 also rose 50% year over year, yet supply still sat at just 1 month. More homes came to market and buyers took them just as fast.

Prices: mostly steady, one ZIP dipped
ZIP 14414 saw its median sale price fall 20.1% year over year, to $261,000, according to the Real Estate Data Aggregator. That dip did not slow buyers: sales volume there rose 14.3% and pending sales jumped 42.9%. In ZIP 14020, the median rose a modest 2.5% to $205,000. ZIP 14589 dipped 10.2% to $251,500, though 77.8% of homes there still sold above list price.
The national picture is different, and that matters
Realtor.com reported that 20.8% of listings nationally had a price cut in September 2026, the highest share since October 2022. That is a sign sellers elsewhere are adjusting. In Livingston County, buyers are still pushing prices above list in most ZIP codes. The national trend has not landed here yet, but it is worth watching.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Livingston County's own numbers show a mixed picture: some ZIPs up, some down. Local conditions are driving results more than the national average.
- Livingston County had 162 pending sales and only 60 homes for sale in the three months ending August 31, 2026. New listings are rising in some ZIP codes, but buyers are absorbing them quickly.
- Prices dipped in a couple of ZIPs, yet homes there still sold above list.
- The county is not one market: 14414 and 14485 are moving faster than 14454 and 14589. One street can read very differently from the ZIP code around it.
